What are the differences between Estate Homes and Park Villas?
Estate Homes are located along Royal Palm and the lakefront. These
are the largest lots in the development and range in price from
$265,000 to $550,000.
Park Villas are mostly located in the interior of Gabriel and are smaller than Estate Homes. Some of the more popular have views of Emerald Necklace Park. Park Villas are priced from $170,000 to $245,000.
What is meant by architectural and landscape restrictions?
Gabriel is envisioned as a high quality, tropical-style paradise. To maintain the integrity of this vision, an architectural review of building plans and landscaping is required for the benefit of all residents. These restrictions have been carefully considered.
What does this mean? You are not stuck with a cookie-cutter plan and within the reasonable limits, you can build your home to suit your tastes. It also means that your neighbor cannot build some hideous, ultramodern warehouse type structure across the street from you.
To date, we know of only one possible lot buyer has turned down the opportunity of Gabriel specifically due to the restrictions. Many more buyers are in because they love the idea of a harmonious community.
What is meant by Phase 2 of the development?
The lots on the western side of Gabriel are available first. The reason for this is we wanted to quickly create a community and not have homes spread over a very wide area.
What down payment is required to buy a lot?
We require a $5,000 down payment to hold a lot. There will be no other charges until the lot is delivered.
What about financing?
Gabriel has arrangements for financing with First NBC, AmSouth, Omni Bank and other local lenders. We will be happy to consult with you on financing your property.
May I use the builder of my choice?
You may use any licensed contractor. We have a simple process for approval of plans and a builder form to complete for any new contract in the development.
What is the monthly home owner's fee and what do I get for my money?
The fee is $183 per month per lot. This covers the security at the gate, landscaping of public areas, trash pickup and road repair. The fee will not start until lots are delivered.
Is there be a homeowner's association?
Yes, and a very active one. The Association takes care of matters common to the development, and we welcome all residents to take part.
What type of security does Gabriel offer?
The entire property is walled, and there is a guard on duty 24 hours a day, 7 days a week. Your visitors will be courteously invited to enter at your request.
What type of landscaping does the development offer?
Fully grown tropical plants such as palm trees, flowering shrubs and other jungle plants are planted in all the green areas of the development. There is no waiting time for plant growth.
Will there be a marina?
This is a question almost everyone asks. The answer is "We hope so." There are significant regulatory agencies that must be satisfied before we can build a marina. We hope we will succeed, but there are no guarantees. Of course, cost is a huge consideration.
What about golf and tennis?
We do not provide golf or tennis facilities in Gabriel. However, Chateau Golf and Country Club is walking distance from our development. There, you can find a golf course, tennis courts, a swimming pool, a gym and more.
What is the economic climate in the vicinity of Gabriel?
This is a very good question, and the answer contains good news. There is a bonanza of building in the area. The ever-expanding Pontchartrain Center is nearby, Kenner's Lake Town recreational development is well underway, there are restaurants and shopping areas throughout the area, and several residential developments have been highly successful during the past few years.
During this time, Kenner has grown to become the sixth largest city in Louisiana. As the most ambitious residential development in the Gulf South, Gabriel is adding to this growth.
What is the Gabriel "Good Neighbor" policy?
As home owners in Gabriel, the directors of the development are determined to be good neighbors to surrounding residents and to the local environment. To this end, Gabriel will donate a percentage of sales to the "Save the Lake" campaign.
